25 year old guy with a 35 year old woman? please read and help me out :)

I'm a 25 year old guy and I've never had a girlfriend or had sex. so I'm sexually frustrated, and due to being young and in good shape I have a very high sex drive. I've been told I'm good looking and I workout so I guess that is not what is stopping me from getting a girlfriend. I was raised in a conservative household and my parents don't believe in the girlfriend/boyfriend thing. I'm currently in nursing school and surrounded by girls, and I do like one of them. we are friends since we were placed in the same clinicals. anyways I've been on a site called fetlife and I messaged this lady (35 years old) she messaged me back and we chatted. she invited me to a swingers party which is today but I declined. we met at Starbucks and chatted for a bit. She has a great body and clearly knows what she wants. I told her that we should have a date at her house next week and she agreed. now part of me wants to do this and another part doesn't. I've been fantasizing about her and being sexually frustrated I want to do something with her. she clearly likes me because I'm in shape and I'm young. My guess is if I decide to go to her house next week, we will be having sex. she is very open minded and kinky and told me she doesn't want anything serious other than attending swinger parties and having fun. I know I will feel guilty if I do anything with her. I'm also worried about STD's if I just have sex with her even though she told me she is clean and has been tested. she also told me she is working on a PhD degree in something with psychology. what do you guys think about this situation. I mean what if she wants me to go down on her when we meet at her house. I know I'm an adult but I still need advice or opinions. ask me anything you guys want to know or if I'm forgetting anything.
